Buying / Renting a property.
When renting a property
1.Please provide us with details of the property you are interested in
(area, number of bedrooms, number of bathrooms, parking space, furnished or unfurnished, family composition, etc.)

2. An inspection (preliminary inspection) of a property carefully selected by our company in accordance with the customer’s requirements, accompanied by our staff member in charge.
- Inspections are usually conducted on weekdays or Saturdays.

3. If you find a property you like, you will need to submit an Application Form.
The following documents are usually required.
- A copy of your passport (or a copy of your driver’s license)
- Proof of employment from the company (with a clear statement of the time of employment, length of employment, salary, etc.)
- Proof of bank balance

4. If the Application Form is approved, a Residential Tenancy Agreement will be signed.
- A holding deposit, usually one week’s rent, is due.
This is to ensure that the property will be held until the move-in date after the application form is approved, and will be part of the rent at the time of signing the contract
However, if the lessor cancels the lease after the holding deposit has been paid, this amount will not be returned.

5. The following fees are usually required to be paid before a contract is signed
- Security deposit (bond): 4 weeks’ rent
- Rent: usually 1 month

6. Sign the Residential Tenancy Agreement and the rental contract begins. At that time, you will be given a key to the apartment.

7. After the move is completed, your life in Sydney, Australia will begin safely.
You may need to reserve a lift in the building and contact the manager before moving.
Depending on the location, you may be charged a moving deposit.

8. After moving in, a contract for connection to telephone, electricity, gas, etc. will be required.
This can be arranged before you move in, with a specified move-in date.
